By virtue of the power of sale contained in a Deed to Secure Debt dated the 15th day of September, 2020, from MICHAEL DAVID COALSON to JOHNNY J. JONES REALTY, INC., recorded in Deed Book 00962, Page 00212-00216, said Deed to Secure Debt having been given to secure a promissory note of even date, in the original principal sum of $164,000.00, interest from date as stated therein; the holder thereof will offer the property described below for sale at public outcry to the highest bidder for cash before the courthouse door at MURRAY COUNTY, GEORGIA within the legal hours of sale on the first Tuesday in February 2022, The property is described as follows:

ALL THAT TRACT OR PARCEL OF LAND LOCATED IN LAND LOT FIFTY (50) IN THE NINTH (9TH) DISTRICT AND THIRD (3RD) SECTION OF MURRAY COUNTY, GEORGIA, BEING MORE PARTICULARLY DESCRIBED ON A PLAT OF SURVEY THEREOF PREPARED BY DONALD O. BABB, REGISTERED LAND SURVEYOR, DATED OCTOBER 14, 1993, AND RECORDED IN PLAT BOOK TWENTY-SEVEN (27), PAGE SEVEN (7), IN THE OFFICE OF THE CLERK OF SUPERIOR COURT OF Murray County, GEORGIA, WHICH PLAT IS HEREBY INCORPORATED HEREIN BY REFERENCE THERETO FOR A MORE PARTICULAR DESCRIPTION OF SAID PROPERTY.

Said property is known as 1232 Walker Road, Chatsworth, GA 30705, together with all fixtures and personal property attached to and constituting a part of said property, if any.

The debt secured by said Deed to secure Debt has been and is hereby declared due because of, among other possible events of default, nonpayment of the monthly installments on said loan. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including attorney's fees.

To the best information, knowledge and belief of the undersigned, the property is presently in the possession of MICHAEL DAVID COALSON.

The property will be sold as the property of said MICHAEL DAVID COALSON and will be sold subject to all restrictions, liens, encumbrances, easements and other matter of record, if any, to which the Deed to Secure Debt is junior and inferior in terms of priority, and subject to any and all unpaid taxes of assessments relating to the property.
